NOTICE OF PUBLIC HEARING ON A CONDITIONAL USE PERMIT AND VARIANCE

 

Notice is hereby given that a hearing will be held before the Melrose Planning and Zoning Commission on Monday, October 1, 2018 at 6:30 p.m. at the Melrose City Center, 225 1st Street NE, Melrose, MN, to consider a request submitted by St. Mary’s Church, regarding the proposed construction of a new church in the R-1 single-family residential zoning district.  The church is proposed to be generally located on the north side of Kraft Drive, approximately 1,000 feet east of the intersection of Kraft Drive SE and 5th Ave. SE. The requests being considered include the following:

 

(1) Conditional Use Permit for a church in the R-1, Single-Family Zoning District; and

(2) Variance to exceed the 40 feet height limit in the R-1, Single-Family Zoning District

Notice is hereby given, pursuant to Minnesota Statute, Section 394.26, that the Stearns County Board of Adjustment, in and for the County of Stearns, will conduct a public hearing on Thursday, September 27, 2018 in Conference Room 121, Stearns County Service Center West, 3301 County Road 138, Waite Park, MN, beginning at 6:30 p.m.

Public Hearing Revision:

1. To consider a request from Robert & Bonnie Arnzen, Freeport, MN from Sections 5.1.2, 9.9.9A.(3) & 10.2.11A(1)(a) of the Stearns Land Use & Zoning Ordinance #439 to construct a 1,092 square foot residential dwelling addition onto a legal nonconforming structure that is located within the Shore Impact Zone and will be located 42 feet from the centerline of Longview Circle, classified as a Private Road, and 50 feet from the Ordinary High Water Level (OHWL) of Long Lake, classified Natural Environment.  Also, to amend a condition that was placed on Variance 2000-007 requiring the removal of a 16 foot x 22 foot residential accessory structure.  Said Ordinance requires a 63 foot setback to the centerline of a Private Road and does not allow additions to a nonconforming structure that is located within the Shore Impact Zone and less than 200 feet from the OHWL of a lake classified Natural Environment.  Affected property:  2.61 A S645’ of that part of Govt Lot 7 lying E of Hwy 167, Section 21, T126N, R32W, Millwood Township.  Property address:  40122 Longview Circle, Melrose, MN.

NOTICE OF PUBLIC HEARING ON A VARIANCE WHICH AFFECTS/AMENDS TWO CONDITIONAL 

USE PERMITS

 

Notice is hereby given that a hearing will be held before the Melrose Planning and Zoning Commission on Monday, October 1, 2018 at 6:30 p.m. at the Melrose City Center, 225 1st Street NE, Melrose, MN, to consider a request submitted by Joe Arceneau regarding difficulties meeting current Zoning Ordinance and Conditional Use Permit requirements.  The application pertains to Arce Auto, located at 109 Country Club Road.  Included in this public hearing notice is a Variance from the paving requirement, the parking lot setback requirement and the landscape buffer requirement on the south and east sides of the property, which will affect/amend the two previously issued Conditional Use Permits for an auto repair facility (Case #2017-401) and for car sales (Case #2017-404) regarding site configuration and related improvements. 

  The request relates to real property in the City of Melrose, legally described as follows:

Lots 004 and 005, Block 001, Darmac Acres according to the plat and survey on file and of record in the office of the County Recorder, in and for Stearns County.
