AN ORDINANCE OF THE CITY OF SAUK CENTRE AMENDING SECTION OF THE BUILDING AND LAND USE REGULATIONS IN THE SAUK CENTRE CITY CODE.

THE CITY OF SAUK CENTRE DOES ORDAIN:

Section 1. That after proper notification, publication and public hearings, the Sauk Centre City Council has determined to reauthorize and recognize that the boundaries of certain property in the R/C Zoning District is included in a Planned Unit Development District.

Section 2. The Zoning and Land Use Regulations of the Sauk Centre City Code shall be amended to provide that the following described lands located in the City of Sauk Centre, County of Stearns and State of Minnesota, to-wit;

Lots Six (6) through Ten (10), Block 12 Robbin’s and Mendenhall’s Addition to Sauk Centre lying Southwesterly of a line drawn parallel with and 25.00 feet normally distant from Great Northern Railway Company’s Main Tract as originally located and constructed,

shall be included in a Planned Unit Development District to be known as Pangburn Estates. 

Section 3. That the zoning map of the City of Sauk Centre shall be amended to include the above described property in the Planned Unit Development District.

Section 4. Permitted uses within the Planned Unit Development District shall be:

(1) Single and two family dwellings

(2) Essential Services

(3) Public or semi-public recreational buildings

(4) No more than two accessory structures per unit; one garage and one other accessory structure of not more than 200 square feet maximum.

Section 5. Lot, Yard, Area and Height Requirements for the Planned Unit Development District shall be:

(1) There shall be a setback from Railroad Avenue of not less than eighteen and one half feet when the unit does not access off Railroad Avenue.  

(2) For each unit, there shall be a rear yard setback of not less than fifteen feet from the perimeter boundary.

(3) There shall be a setback from the Wobegon Trail right of way of not less than ten feet.

(4) Each unit shall be constructed five feet from its individual property line with the exception of the zero-lot line common wall boundary between units.

(5) No structure shall exceed thirty feet in height with the exception of essential service structures or chimneys which may be of any height.

(6) Not more than 55 percent of the overall area shall be covered by structures.

(7) All dwellings shall have a minimum building width of at least twenty-four feet and have a minimum first floor area of at least 576 square feet.

Section 5. Eight units shall be the allowed density of development within the PUD.

Section 6. All homes shall provide at minimum two off street parking spaces per unit.

Section 7. Any change in the uses presented in the PUD Plan of Pangburn Estates will be considered an amendment to the Planned Unit Development District and will follow the procedures specified in the Building and Land Use Regulations.

Section 8. This Ordinance shall be in full force and effect after its publication in the Sauk Centre Herald.

The foregoing Ordinance was duly passed and adopted by the City Council of the City of Sauk Centre, Minnesota, at its regular meeting on the 20 day of February, 2019.
