Notice is given that an application for informal probate of  the Decedent’s will dated May 2, 2008 and codicil(s) to the will, dated __________, and separate writing(s) under Minnesota Statutes section 524.2-513 (“Will”), has been filed with the Registrar. The application has been granted.

Notice is also given that the Registrar has informally appointed Karen L. Green whose address is 1000 W. Colonial Ave., Elizabeth City, NC 27909 as personal representative of the Estate of the Decedent. Any heir, devisee or other interested person may be entitled to appointment as personal representative or may object to the appointment of the personal representative. Unless objections are filed with the Court (pursuant to Minnesota Statutes section 524.3-607) and the Court otherwise orders, the personal representative has full power to administer the Estate, including, after 30 days from the date of issuance of letters, the power to sell, encumber, lease or distribute real estate.

Any objections to the probate of the Will or appointment of the Personal Representative must be filed with this Court and will be heard by the Court after the filing of an appropriate petition and proper notice of hearing.

Notice is also given that (subject to Minnesota Statutes section 524.3-801) all creditors having claims against the Estate are required to present the claims to the personal representative or to the Court Administrator within four months after the date of this Notice or the claims will be barred.

A charitable beneficiary may request notice of the probate proceedings be given to the Attorney General pursuant to Minnesota Statutes section 501B.41, subdivision 5.

It is Ordered and Notice is given that on September 22, 2017 at 8:45 a.m. a hearing will be held in this Court at St. Cloud, Minnesota, on a petition for the formal probate of an instrument purporting to be the decedent’s Will dated October 10, 2008, and for appointment of MARY ANN WENSMAN whose address is 121 State Highway 4 North, PO Box 22, Greenwald, MN 56335 as personal Representative of the decedent’s estate in an unsupervised administration.

Any objections to the petition must be raised at the hearing or filed with the Court prior to the hearing. If the petition is proper and no objections are filed or raised, the personal representative will be appointed with the full power to administer the decedent’s estate, including the power to collect all assets; pay all legal debts, claims, taxes, and expenses; sell real and personal property; and do all necessary acts for the decedent’s estate.

Notice is further given that, subject to Minn. Stat. § 524.3-801, all creditors having claims against the decedent’s estate are required to present the claims to the personal representative or to the Court within four (4) months after the date of this notice or the claims will be barred.

Notice is hereby given that the Sauk Centre Planning Commission acting as the Board of Appeals and Adjustments will conduct a public hearing on Tuesday, September 12, 2017 at 4:30 PM, or shortly thereafter as practical, in the Council Chambers of City Hall, to consider a variance, on behalf of Lukas E. Zabel. 

The 3 (three) foot variance, if granted, would allow a 28 by 40 foot detached garage, to be located 2 (two) feet from an interior lot line where a 5 (five) foot setback is required.
